Building – Lease Only

Landlord Approval

Before you make any changes to your leased premises you must ask for Council’s approval.  You need approval for minor changes (such as moving soil) as well as bigger projects (such as building a shed).

If council supports your proposed changes, Rockhampton Regional Council will arrange for Council’s delegate to sign any development or building application forms. 

Local Authority Approval

As well as Council’s approval as our landlord, you may need building approval from Council for development or infrastructure changes to your leased premises.

You need to go through the same building approval process as if you were making the changes on private land.

Signs

You need Council approval before displaying any signs or notices on your leased premises.  To apply for approval you can download and use: Improvement Works on a Lease Site Application Form(PDF, 166KB)

The form will ask you to attach:

  • A plan showing dimensions of proposed sign, including any support poles
  • Full details of the wording of the sign
  • Proposed artwork – brief sketch design or photos

Most signs will be approved as long as the sign complies with the relevant local law.  Talk to your Sport & Recreation Coordinator for more advice on signs.

Lighting at Sports Fields

You must get Council’s consent before installing or modifying sport field floodlighting in a leased area.

Check before Applying

It is best to contact Rockhampton Regional Council in the early stages of your project to check whether the project would be allowed.  For example, you should talk to your Sport & Recreation Section before applying for a grant.

Applying for Approval

The form will ask you to attach:

  • A lighting design prepared by an engineer or lighting supplier
  • Certification of compliance with the relevant Australian Standard
  • A photometric, calculation at the boundary or nearest residence
  • Onsite layout plan including location of proposed lighting

Council will check your submission to ensure it complies with the Australian Standards Code and City Plan.  The proposed lighting will be assessed for any impact on surrounding areas.  Council will contact you about finalising and approving the proposal.

Check if You Need Development or Building Approval.

You should get advice about whether you’ll need Council development and/or building approval for the lighting pole structures.  You’ll also need Council’s consent as your landlord on any relevant application form by contacting the Sport and Recreation Section.

Vegetation

You must consult Council before cutting or clearing any vegetation from your leased premises.  Please contact your Sport & Recreation Section for approval.

Graffiti

If you are planning to alter or add onto your leased building, think about how to “graffiti proof” it.

Council also encourages you to remove any graffiti from your leased premises as quickly as possible.
